Mold Inspection procedures and information

When to Inspect for Mold
If you can see mold, it is likely that you are only seeing 10% of the problem.  Most mold grows in unseen places:  beneath carpets, inside walls, and above ceilings.  Immediate action should be taken to assess the scope of the mold growth.

Assessing the Property
Guardian Preservation Service contractors are certified and insured to accurately assess your property for mold.  Each of our contractors undergoes extensive training and ongoing education to keep up with building design trends. We will schedule a time that works around your schedule to come and assess the property.  We are available days, nights, and weekends for your convenience.

Identifying the Moisture Problem
Mold is always the result of an abnormal moisture intrusion problem in a building that is caused by wear and tear, natural disaster, or faulty design.  Unless this problem is corrected, mold will continue to regrow after it is removed. For this reason, finding and rectifying the water intrusion problem is critical. Any mold remediation company that does not stress this to you is probably hoping to profit from your repeated business.  Since we offer a lifetime guarantee, it is in both of our best interests to see that mold does not return.

Sampling Methods
Guardian Preservation Services employs air sampling to determine the types of molds present, the frequency of spores in the air, and the infected areas of the property.  Since airborne mold levels tend to fluctuate, we sample repeatedly in each room of the property.  We also sample the mold outdoors to form a basis of comparison.  After remediation is complete, we resample to validate that the mold has been successfully removed.  Copies of these reports are available for the property owner and will stay with the property.

Remediation Proposal
If mold levels indicate remediation is necessary, Guardian will provide a written proposal explaining the details and cost to the customer.  Our proposal will include how and when the remediation will take place, and the specifics of our lifetime warranty.
